Mortgage questions, answered

The minimum is 5% of the first $500,000 of the price and 10% of the portion between $500,000 and $1.5 million. Homes of $1.5 million or more need at least 20%. Under 20% down requires mortgage default insurance.

Federally regulated lenders must confirm you can afford payments at a qualifying rate, the greater of your contract rate plus 2% or 5.25%. It protects you if rates rise.

Fixed gives certainty. Variable can cost less if rates fall but may rise. Your advisor can compare scenarios based on your comfort with risk.

Closed mortgages carry a prepayment charge, usually three months' interest or the interest rate differential, whichever is greater. Open mortgages have no charge.

Often within one business day once we have your documents. Your approval and rate hold last up to 120 days.
